A contractor cannot legally pay or waive your deductible. Florida statute makes it illegal to offer to pay, rebate or absorb your insurance deductible. If someone offers you a "free roof" that way, they are proposing something unlawful, and that tells you what the rest of the job would be like.

You generally have one year from the date of loss to give your insurer notice of a hurricane or windstorm claim, and eighteen months for a supplemental claim. Those windows are far shorter than they used to be. Assignment of benefits is also gone on newer Florida policies, so you deal with your insurer directly.

How much does a new roof cost in Miami?

It depends far more on material than on square footage. Shingle usually lands lowest, flat systems in the middle, and concrete or clay tile highest, with metal varying by profile. Miami-Dade adds cost other counties do not, because the code requires approved products, heavier fastening and more inspections. Any roofer quoting a price before getting on the roof is guessing.

Why is roofing more expensive in Miami?

Because Miami-Dade sits in the High Velocity Hurricane Zone. Products must carry a Miami-Dade Notice of Acceptance rated for this zone, fastening schedules are heavier, a secondary water barrier is required, and permitting is stricter. It is a real cost, and it is why roofs built properly here survive storms that strip roofs elsewhere.

My insurer says my roof is too old. What are my options?

Roof age is the leading reason Florida policies get non-renewed. An insurer generally cannot decline solely on age if the roof is under 15 years. For an older roof, an inspection showing at least five years of remaining life is what keeps the conversation open. That report is your leverage.

Do I need a permit to replace my roof?

Yes, without exception in Miami-Dade. A contractor offering to skip the permit is exposing you, not themselves. Unpermitted roof work causes real problems at resale and can undermine an insurance claim later.

How long does a roof replacement take?

Most single-family homes run three to seven working days on the roof, plus permitting before and inspection after. Tile takes longer than shingle. Rain delays are normal here, and a roofer promising a date with no weather allowance is telling you what you want to hear.

Can you tarp my roof today if it is leaking?

Emergency tarping is usually the right first step, because stopping water protects both the structure and your claim. Say clearly on the form that water is coming in and the call goes to the front of the queue.
